Think small mobile home - Nearly impossible to find park model with dual tip-outs (similar to a slide-out but without the leaks and all the mechanical/electrical stuff that breaks). Pulls easy with base Ford 1/2 ton pickup and an equalizer hitch. Berber carpets in living room and bedroom, bamboo wood floor in kitchen and bathroom. Bathroom has sink, large tub/shower and house toilet. Unit is designed for continuous use, not for daily moves. No frame sag - its always been blocked up like a mobile home (as pictured - which also eliminates "bounce" while walking inside). Living room and bedroom are designed for house furniture. Room for king bed in bedroom (but it would be a tight squeeze). Lots of cabinets in kitchen, living room, and bathroom. Huge wardrobe in bedroom with drawers underneath.
Dark tinted windows (blocks heat - like adding a 2nd air conditioner). Perfect one piece aluminum roof - no 1/8" paneling, thin rubber membrane, and endless problems like most RVs. Factory (never leaked) seams and skylights/vents on roof were ground down to bare metal and resealed last year with DICOR. Original plumbing vent caps (plastic - bad idea) were replaced with lifetime metal units. MaxAir covers on both skylights/vents. Roof air system was updated to remove complex (and very expensive) logic boards, which were replaced with a "smart" programmable thermostat, standard HVAC transformer, and relay. High capacity propane furnace with ducts throughout.
Original (useless propane hog) 6 gallon RV propane water heater was removed and included is a 20GA 120V water heater that sits outside. Two 40 pound propane bottles, regulator, and lines are included and installed, but not pictured. Camper is wired for 50 Amp 240VAC with 4 prong plug on a new 30 foot SO cable, very easy switch to more common 30 Amp 120VAC with adapter or another plug on cable (and/or included jumper in breaker box). Energy efficient CCF and florescent lighting throughout (Kitchen lighting was just updated and doesn't appear in photos). Takes a common "apartment sized" household refrigerator (pictured unit quit and was removed). Living room and bedroom exterior doors. $4,500 Firm/Cash (the folding kind). This isn't a fire sale, if I don't get what I am asking I'll keep it and rent it out.
Scammers, dealers, tire-kickers, and anyone who has previously wasted my time can pass this one by, I'm not playing your games. No, I won't ship it or take worthless money-orders from some third-world-hellhole. Can store for a while after your purchase (or rent you a spot on my property and you could stay in it for a while). Bill of sale - no title or lien history can be located in any of the 4 states its been in - original owner's wife said her late husband had MSO when they purchased it new, it sat on their lake lot, but he never applied for a title. Title could be obtained by anyone wanting to go through the trouble of obtaining a title bond or doing paperwork as if it came from a non-title state. Lots of extras not mentioned. Recently updated sewer pipe arrangement (less likely to get caught on something while moving).
Answering some questions received via email:
Odd window in tip-out is now tinted to match others. Ugly black speakers in living room will be other speakers or oak trimmed shelves latter this week. Yes, this was originally a park model and nothing original (except tiny water heater and junk thermostat) has been removed. Model is #3580. Cheap living, a local lot with water, sewer, and included electricity is $300 to $350 a month. Yes, has an oven (see new pictures). Tub and shower combo (see new pictures), which is bigger than it looks in photos.
No, I am not moving it or delivering it, purchaser will move it themselves. Yes, the road lighting works. Yes, all four tires match, they are not dry-rotted, and the valve stems were replaced this year when the tires were mounted. Yes, it would look better with hubcaps. Yes, has a house breaker box (standard buy-anywhere "interchangeable" breakers). Originally there were two thermostats. The original for the furnace was a junk mechanical unit unsuited for a camper. The original for the roof AC was very complex, with expensive logic boards in the thermostat and roof unit. The logic boards were replaced with a generic HVAC transformer and relay, each of which are cheap and readily available. A programmable touch-screen thermostat now controls both the AC and furnace, has a better "brain" than the original AC logic boards, would cost little to replace, and is available at any Home Depot or Lowes.
The tip-outs normally plug into the receptacles on the side of the camper - I have each wired to a separate breaker so that I could plug in a space heater or anything else into inside receptacles in tip-outs and not worry about tripping a breaker. There are no issues with the original plugs, I just needed more current than those circuits would provide. Extra bulbs are included for the CCF lighting fixtures, as are some bases (with built-in ballast). Yes, it is very clean inside and out - this isn't a "hunter's special" that you'd want to hide in the woods. Floor is 100% solid, front to rear - one bad spot (appx. 6" diameter) in bathroom (caused by cheap plastic plumbing vent) was repaired last year by replacing (not patching) much of the bathroom floor (and the insulation under it) prior to installing the bamboo floor. Metal plumbing vents were installed on the roof so that it won't happen again.
No, deck is not included - the camper is at my home and the deck was modified to allow access to an RV. There are steps below the front and rear doors. The camper is blocked up much higher than normal to provide convenient access from/to the deck. When the tiny propane water heater was removed, parts of it were used to make it appear to still be there (couldn't find matching siding). The gas pipe was capped, so a replacement propane water heater could be easily reinstalled, but 6 or 10 gallons of hot water wasn't worth (to me) the amount of propane consumed and the noise when it operates... The included 20 gallon water heater was fine for 2 people and we never ran out of hot water. There is a really nice shower head in the bathroom, which doesn't use much water, but delivers a shower spray you would expect from a home shower.
I've done all the work to this camper myself, expecting (at the time) to keep it forever, and didn't cut any corners or buy the cheapest materials. What would I do that I haven't done (if I was keeping it)? 1) Awning. 2) Custom wheels. 3) Mirror window tint all the way around. 4) Add "No Jehovahs Witnesses" warning to second door. 5) Replace fan motor in bathroom vent (slow startup). No, I didn't just wash it (photos were taken several months apart at 2 locations), it stays pretty clean unless parked under trees. It has been washed since the pictures were taken though (every month or two).
The only electrical problem was a screw installed at the factory that barely pierced a wire on bathroom ground fault circuit. Every couple of weeks/months the protector would randomly trip for no apparent reason. I left it tripped most of the time, and it took most of a weekend to locate and fix the problem.
There are no bugs or bug spray odor. I've sprayed inside, outside, underneath, and the blocks at least monthly in warm weather and every couple of months in cool weather. Its been smoked it, but not much and not recently. All of the walls and ceilings were washed on a monthly basis. There haven't been any major spills since the carpets were replaced and the bamboo floor laid. The carpets are very clean, always have been, and there are extra carpet pieces included in the event someone needs to make future repairs. The oven is cleaner than it appears in the photos. Residue on bottom is from when it was last taken outside and cleaned from top to bottom with oven cleaner.
The roof is one piece of bare aluminum from front to rear. There are seams in the very front and back, and it extends over and down the sides and is secured under the drip rails running the length of the camper. Other than washing it and inspecting the seams there is no roof maintenance. It would not be a good idea to coat the roof, and there is no reason for doing so. All of the windows were resealed last fall. Both door frames were removed and resealed this year. All of the underpinning is original and intact.
Yeah, NADA "Suggested Retail" is slightly less than asking price. Shop around and look at the filthy, rotting, stripped, leaking, and trashed campers people are selling... It took months to find this camper. Everything else I went and looked at was junk and nothing I'd want to stay in. Most park models I saw have sliding glass doors in the front, are very hard to heat, and they always leak.
Stuff I'd been going to do but never got around to it: Just replaced fancy plastic kitchen faucet with a (nearly identical) metal one. Replaced kitchen sink drains with new ones because I couldn't find baskets/stoppers (whatever you call them) to fit existing drains. Also replaced old guts in toilet tank with Fluid-Master parts.
Yes, there probably was a rear bumper at some point. I'd guess that some moron tried to jack the camper up there and it came loose. There are light duty welds visible that would suggest there was something there, but no damage to the frame or undercarriage/underpinning. Its a real mystery...
There are vinyl blinds on all the windows. I never got around to finding or making the trim I wanted and installing curtains.
It takes a bigger than normal ball (2 5/16"), which is included on a hitch that slides into a standard 2" receiver. I've moved it with an equalizer hitch and without, and recommend anyone using an equalizer hitch with less than a 3/4 ton truck or van.
